    Wall length, panel condition, plumb check, probe survey for voids, dock and piling sounding — documented with photos.

    Written itemized scope

    Linear feet, materials, embedment depth, anchor spacing, permit line items and timeline. No lump-sum mystery numbers.

    Permitting

    County shoreline permit and any FDEP or SWFWMD authorization filed and tracked on your behalf.

  6. 06

    Build and hand-off

    Work performed to the written scope, site restored, and warranty documentation issued.
